The Challenge

PropTech Solutions GmbH manages a portfolio of 45 commercial office buildings across Germany and Austria, housing over 200 tenants. Managing indoor climate quality (temperature, humidity, CO₂) across such a distributed estate was an enormous operational challenge.

The core problems included:

  • Tenant complaints about climate were the #1 source of support tickets, accounting for 38% of all maintenance requests. Most complaints were reactive: by the time a tenant reported an issue, employees had already endured hours of discomfort.
  • Water damage from undetected leaks in server rooms, basements, and HVAC systems caused an average of €180,000 in annual repair costs across the portfolio.
  • Energy waste: HVAC systems ran on fixed schedules with no feedback loop from actual room conditions. Buildings were being heated or cooled even when unoccupied.
  • No centralized visibility: each building had its own BMS (Building Management System) from different vendors, making portfolio-wide reporting impossible.

The Solution

PropTech Solutions chose Datacake as the unifying IoT platform to bring all buildings onto a single monitoring system. The deployment was executed in three phases over 8 months.

Phase 1: Indoor Climate Monitoring

Each building was equipped with LoRaWAN indoor climate sensors (temperature, humidity, CO₂) placed in representative offices, meeting rooms, server rooms, and common areas. A single LoRaWAN gateway per building provides full coverage across all floors.

Datacake dashboards give facility managers a portfolio-wide heatmap: a single view showing the climate compliance status of every building, floor, and room. Clicking into any room reveals historical trends, threshold violations, and comparison charts.

Phase 2: Water Leak Detection

LoRaWAN water leak sensors were installed in high-risk areas: basements, below HVAC units, in server rooms, and near pipe junctions. The sensors detect moisture within seconds and trigger an immediate alert cascade:

  1. Push notification to the on-site facility manager
  2. Email to the regional property director
  3. Webhook to the ticketing system, auto-creating a priority-1 maintenance ticket

Phase 3: Occupancy-Based HVAC Optimization

PIR-based occupancy sensors were added to meeting rooms and open-plan offices. Datacake's Rule Engine cross-references occupancy data with HVAC schedules, sending downlink commands to adjust setpoints when rooms are unoccupied.

12 months after full deployment, the impact on operations was transformative:
